Got a block that hasn’t found its buyer?
I buy freehold blocks of three to fifteen flats across the North West and Yorkshire. You keep the instruction, and you get a quick answer from me either way.
What I’m looking for.
- Tenure
- Freehold, one title
- Size
- Three to fifteen flats
- Price
- £300,000 to £2m
- Where
- North West and Yorkshire
Converted houses, purpose-built blocks, and shops with flats above. The ones other buyers go quiet on are usually the ones I’m interested in.
Things that don’t put me off.
- Tenants in place, on old agreements or low rents
- Empty flats, or a building that’s part let
- EPCs at D, E or lower
- A failed fire risk assessment or a lapsed licence
- Shops or offices on the ground floor
- Receivership and probate sales
How I work with agents.
The instruction stays yours and so does your client. I deal with you, not round you.
Send me what you have and I’ll tell you quickly whether it’s one for me. If it isn’t, I’ll say why, so you’re not left chasing.
If I offer, you’ll get the number and how I got to it. The funding is in place before I make an offer, whether that’s cash, a mortgage, bridging or private finance.
What helps me answer quickly.
- The address and how many flats
- What each flat is let for, and on what kind of tenancy
- The EPC ratings, if you have them
- The asking price, or what your client is hoping for
If you only have the address and a rough price, send that. I can work the rest out.
Save my contact details so you have them when the next one comes in.
Send it over.
An address and a rough price is enough. I read everything myself and I reply to every agent.
