OPMRESIDENTIAL

Selling a block of flats in Lancashire.

Shops with flats above, stone terraces and converted houses. Buildings with a bit of everything in them are welcome.

What I buy here.

Three to fifteen flats on a single freehold title, from about £300,000 to £2m.

In Lancashire’s towns that’s very often a parade: shops along the pavement and flats over the top, all on one title. I also buy converted houses and small purpose-built blocks.

Shops in the building are fine.

A lot of buyers won’t look at a block with shops or offices on the ground floor, and plenty of lenders feel the same. I will, including where a unit is empty or the lease is running down.

Why owners here are selling.

Mixed buildings take more looking after than most people expect. There are commercial leases, residential tenancies, a roof that covers all of them, and from October 2030 an EPC of C on every let flat.

If it has become more work than it’s worth to you, I’d like to hear about it. You don’t need to sort anything out first.

Shops below and flats above.

How it works.

Three steps, and you can stop at any of them.

  • A conversation

Tell me where the block is and roughly how many flats. Fifteen minutes on the phone is usually enough. There’s no visit, no valuation and nothing to sign.

  • A number

I look at the building and the tenancies, then come back with a figure and how I got to it. If it’s not enough, say so.

  • Completion on your date

Most blocks complete in eight to twelve weeks. If you need longer, we’ll wait.

Worth a read first.

Tell me about your block.

Where it is and roughly how many flats is enough to start. I’ll come back to you within one working day.
