How selling to us works.
A call, a number, and completion on your date. You can stop at any point.
Three steps.
A conversation
Tell me where the block is and roughly how many flats. Fifteen minutes on the phone is usually enough. There’s no visit, no valuation and nothing to sign.
A number
We look at the building and the tenancies, then come back with a figure and how we got to it. If it’s not enough, say so.
Completion on your date
Most blocks complete in eight to twelve weeks. If you need longer, we’ll wait.
What you can expect.
- We’re the buyer. There’s no commission and no fees. You pay your own solicitor and that’s it.
- We buy for ourselves and keep what we buy. Your block isn’t being passed to someone else for a fee.
- The price we offer is the price we pay, unless the legal pack turns up something neither of us knew about.
- If it’s not for you, tell us once and we’ll leave you alone.
How we pay.
Sellers’ situations differ, so we don’t buy just one way. Whichever route we use, the funding is in place before we make an offer.
- Cash, with no lender involved
- A mortgage, for straightforward buildings
- Bridging finance, including on blocks a mortgage lender won’t touch yet
- Private finance, so we aren’t tied to a bank’s timetable
- A lease option: we agree the price now, complete later, and you’re paid monthly in the meantime
Why owners are selling now.
- Section 21 has gone. Since May 2026 there’s no no-fault possession, and rent can only go up once a year.
- Every let home needs an EPC of C by October 2030. On five or six flats that can run to tens of thousands.
- From April 2027, property income is taxed two points higher in every band.
- Cheap fixed rates are ending, and a block with a poor EPC can be hard to refinance.
Questions people ask first.
How quickly can you buy?
The funding is in place before we make an offer, so the timetable comes down to the legal work. Most blocks complete in eight to twelve weeks. If you need longer, for tax, probate or to give tenants notice, we’ll work to your date.
Do I need to get the tenants out?
No. We buy tenanted blocks and would rather have them that way. Sitting tenants, old tenancies on low rents and part-empty buildings are all fine. You don’t need to serve notice on anyone.
What if my EPCs are below C?
That’s one of the most common reasons owners ring us. Every let home needs a C by October 2030 and plenty of landlords would rather not pay for it. We buy blocks rated D to G and do the upgrade ourselves.
It’s several flats on one freehold title. Is that a problem?
It’s what we look for. One title covering every flat, with no long leases sold off, is the simplest kind of block for us to buy.
What if I only want to sell part of it?
Ring and we’ll talk it through. We normally buy the whole building, but if you own several small blocks we can look at them together, and sometimes a part sale works for both of us.
Tell me about your block.
Where it is and roughly how many flats is enough to start. I’ll come back to you within one working day.
