This is where most of my search is. Big red-brick houses, split into flats a long time ago and still on one freehold.
What I buy here.
Three to fifteen flats on a single freehold title, from about £300,000 to £2m.
Mostly that means Victorian and Edwardian houses that were converted decades ago. I also buy purpose-built blocks, and shops with flats over the top on the main roads.
Why owners here are selling.
A lot of these houses were converted decades ago and have been in the same hands since. The rents have drifted below the market, and the rules on fire safety and licensing have moved on since the work was done.
Solid brick walls make an EPC of C hard to reach, and every let flat needs one by October 2030. On a house of six flats that’s six lots of work.
None of that stops me buying. You don’t need to move tenants on, upgrade anything or tidy up before we talk.
